Depending on the size and condition of the home, a thorough home inspection will take approximately three hours. We welcome you to accompany your inspector during the actual inspection and to be present for the review of your written report.

Every report is a complete and thorough analysis of all the major systems and components in the home. Each report includes clear descriptions and high quality digital color photos.  Any problem areas are clearly noted, so you can easily identify them.

A thorough home inspection will include aspects of many of the following, as set forth by The Texas Real Estate Commission. 

~Structural elements – foundation, framing, floors, walls, vapor barriers, ventilation, structural items etc…

~Plumbing and Fixtures (water pressure, water distribution systems, hose bibs, sinks and faucets, baths/showers and toilets, and other plumbing system components)

~Roof / Attics (shingles, flashing, chimneys, vents, trim and gutters, drip edges, skylights, downspouts, insulation, ventilation, rafters, joists, trussed, wiring and other visible roof and attic related items)

~Electrical systems (service entry and clearances, service panel, switches and outlets, visible wiring and junction boxes, GFCI, grounding and other related electrical components)

~Heating and Cooling (furnace, air cleaning parts, ductwork, electrical gas sniffer testing, and other visible related HVAC components)

~Interior (floors and ceilings, walls, stairs, banisters, shelving, built-in appliances, smote detectors, and safety related items, and other interior related items)

~Exterior (siding material, attachments, windows, doors, sashes and lintels, vents, entryways, masonry materials and other visible exterior related components)

~Other (decks and porches, fireplaces, cosmetic condition, paint, landscaping/drainage etc…
